The Building Process
Six easy steps to your new home
1. QUOTATION
The right design
Our consultants will help you choose the plan and specifications/inclusions to suit your budget and lifestyle needs, arrange a site inspection with you and then site your home on your block. You will need your land survey plan and a copy of any estate covenants. From this information we will prepare a written quotation
** Do you have preliminary finance approval?
2. TENDER
Your special tender
For a small investment which forms part of the initial deposit we will note any further changes to your design and specifications/inclusions and arrange for:
a] Contour survey and site survey if applicable
b] Soil test
c] Septic design if applicable
d] Preliminary working drawings
This will give us all the information to submit a formal Tender price to you.
** Your colour selections can now be made

3. CONTRACT
Your fixed price building contract
a] Full working drawings
b] Detailed specifications and minimum 5 star energy rating certification
c] Final engineering and slab design
These are completed and presented to you along with full Building Services Authority [BSA] contract documentation. The balance of your deposit will now get us to the next step.
4. SIMPLE PAPERWORK
Finance and Covenants
A copy of your preliminary finance approval and funding along with covenant approval from the developer if applicable, is now required.
5. AUTHORITIES
Your approval to build
Relax while we apply for all the necessary council and authority approvals. You will receive these along with the approved plans and our insurance certificate which your lender will require. The authority to commence construction is issued by your lender and we can now proceed to arrange construction.
6. CONSTRUCTION
Construction is underway
We will keep you informed every step of the way and whilst we will monitor your building progress in line with stated time frames, there may be circumstances beyond our control that may affect them. However, be assured that it is in our interest to complete your new home as quickly and as efficiently as possible.
