THE BUILDING PROCESS

Whether you have sketches of your home ideas on a piece of paper, a plan you like from our selection or an architecturally designed masterpiece, it all starts with speaking with one of the professional building consultants at Tapscott Homes. Their job is to make sure your home turns out just the way you want it.

1. Quotation

The Right Design
Your personal consultant will help you choose the plan, specifications and any inclusions to suit your budget and lifestyle needs, arrange a site inspection with you and then site your home on your own piece of land; you will need your land survey plan and a copy of any estate covenants. Tapscott Homes uses this information to formulate a written quotation. *Note – You should consider speaking with your preferred financial institution so that you can define a budget.

2. Tender

Your Special Tender
For a small investment (which forms part of the initial deposit) Tapscott Homes will finalise your design specifications /inclusions and arrange for:

a] Contour survey and site survey if applicable
b] Soil test
c] Septic design if applicable
d] Preliminary working drawings

This provides Tapscott Homes with all the information to submit a formal Tender price to you. * Your colour selections may now be made

3. Contract

Your Fixed Price Building Contract

a] Full working drawings
b] Detailed specifications and minimum 6 star energy rating certification
c] Final engineering and slab design

These are completed and presented to you along with full Queensland Master Builders Association - Residential Building Contract. The balance of your deposit takes you to the next stage.

4. Simple Paperwork

Finance and Covenants
A copy of your preliminary finance approval and funding, together with covenant approval from the developer (if applicable) is now required.

5. Authorities

Your Approval to Build
Now you can relax whilst Tapscott Homes takes care of all the necessary council applications and authority approvals on your behalf. You will receive these along with the approved plans and an insurance certificate, which your lender will require. The authority to commence construction is issued by your lender - Tapscott Homes can now proceed to arrange construction of your new home.

6. Construction

Construction is Underway
Tapscott Homes’ thoroughness and attention to detail in the pre-build preparation translates into the quality of your new home. Tapscott keeps you informed every step of the way making sure the construction phase runs smoothly and timeframes are maintained.
